Whenever I meet a potential client for the first time and provide a free home evaluation, opinion of value letter, meet with them for a buyer meeting or just answer any questions they have, and especially when I help them buy and/or sell a property, they become a client for life. They can reach out anytime to ask questions or ask for my help with their real estate. That’s what happened a couple times with Sam and Ramrajie.
I received a call from Sam one day. He said they had seen my signs, etc. around town and apparently, he and his wife had met me a few years earlier. I must have left a good impression because they remembered and that’s why they were reaching out to me.
They owned an investment property and although there was no intention of selling anytime soon, asked if I could give them my professional opinion. One, the builder never put in a deck and they never installed one either from the elevated walkout off the kitchen – should they put one in? I told him “yes”, but to make sure they also install stairs from the deck to the yard. The second question was if they should do some landscaping? I said “yes” again and added that if they had to pick just one, to do the landscaping because it’s the first thing someone sees when they drive up to the house, and also because of the area the house was in.
He thanked me for the advice and I kept in touch with my monthly Market Watch newsletter to keep them abreast of what was happening in the marketplace.
Fast forward 3 years and Sam called again. Their last tenant just left the home a mess and they didn’t want to deal with tenants anymore. They were interviewing two agents, and I was one of them. After going through my full presentation, they decided to use me and The Brian Kondo Home Selling System to sell the property.
I listed the home and sold it in just 6 days for $21,000 over the asking price!

However, that’s not the end of the story. About a year later, Sam called and told me his last tenant was giving them some problems and asked for my help, which I was more than happy to do. Two weeks later, Sam called to thank me for all my help as they won the case against their former tenant at the Tribunal.
